Podcast: NAHB Gears Up for an Exciting 2025
In the latest episode of NAHB’s podcast, Housing Developments, CEO Jim Tobin and COO Paul Lopez report from the road as they travel to New York City for the Housing Mortgage Roundtable and a full lineup of media interviews.
NAHB actively promoted the importance of housing throughout the election cycle, and continues to be a sought-after source among top media — including interviews this week with Fox Business, Yahoo Finance, The New York Times, CNBC and The Wall Street Journal — to discuss the future of housing and what to expect under the new administration.
“Everybody’s interested in riding the housing story right now, especially now that we know what the election is,” Tobin stated, with the next four years likely mirroring President-Elect Trump’s first four years in office — including lower regulatory burden on the economy (and home building in particular), tax legislation, tariffs, immigration reform, and regulatory clarity around the Clean Water Act and waters of the United States (WOTUS).
Another topic of note for the media was the latest NAHB/Wells Fargo Housing Market Index (HMI). Builder confidence increased for the third month in row, especially now that uncertainty has subsided following the election.
“Everybody was kind of holding their breath until the election,” Tobin observed from discussions with members, including the recent Area 4 conference. “Now we have certainty, optimism about President Trump’s term, the economy moving forward.”
Mortgage rates will continue to influence the economy, as seen in the starts and permits numbers that came out Tuesday, and there will likely be some back and forth in the months ahead as the Federal Reserve continues to deliberate on rate cuts.
“We’re still in these kind of uncertain times, but more importantly, our members’ optimism really gives me hope that we’re going to have a really good 2025,” Tobin added.

NAHB also has launched a matching campaign for the Home Building Industry Disaster Relief Fund to support communities affected by disasters. NAHB will match donations dollar for dollar through March 1, 2025, up to $500,000.
“It’s critical as we see more and more of these disasters coming through and affecting our members and the communities that we build in,” Tobin said. “This is a chance for our industry to step up and work with our charitable arm to fund those coffers.”
